Analysts are expecting KBH to <a href="http://www.bloggingstocks.com/2009/01/04/the-week-in-preview-family-dollar-bed-bath-and-beyond-kb-home/">swallow a loss of $1.19 per share</a>, which would represent a marked improvement from the homebuilder's year-ago loss of $9.99 per share.

<p>However, if history is any indication, there's a good chance KB Home's results will fall short of the Street's predictions. The company has disappointed analysts in each of the previous five quarters by reporting wider-than-expected losses.</p>
<p>On the plus side, it doesn't seem that many players on Wall Street are betting on an upside surprise. During the past 10 days, traders on the International Securities Exchange (ISE) have bought to open nearly 3 times more puts than calls on KBH. Horton, Inc.</a> (NYSE: <a href="http://finance.aol.com/quotes/d-r-horton-inc/dhi/nys">DHI</a>) and <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">Lennar Corporation</a> (NYSE: <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">LEN</a>), reported earnings for the third quarter on Friday, and as one might have expected, they weren't the stuff of Wall Street dreams. This <a href="http://money.aol.com/news/articles/_a/bbdp/kb-home-loss-quadruples-shares-fall/189392">article</a> gives a nice summary of the release. The loss per share worsened like crazy during the quarter compared to the year-ago data. The loss this year was $1.87 per share, and that was about four times the amount lost in the year-ago period. One thing to keep in mind, however, is that, on a non-GAAP basis in the previous year, the loss was $6.19 per share. The disparity here was caused by the addition of gains from discontinued operations in Q3 2007. No matter, expectations were for $1.22 per share for the current quarter, so KB Home nevertheless missed by a wide margin. </p>
<p>What fascinates me about KB Home is how the stock rebounded from its intraday low. I expected to see the shares in the dumps as I began to write this piece. Interestingly enough, as of this writing, shares are actually up over 1%! I wasn't the only one to notice this phenomenon. <a href="http://www.dividend.com/blog/?p=1749">Dividend.com</a> also mentioned how interesting the strong price action has been. In fact, at the time of this writing, AOL Finance says that KB Home's stock is up over 16% for the three-month period and up over 20% for the one-month period. What is this telling me? Does this mean I should buy the stock? I also should point out that the stock is not languishing at the 52-week low, either.</p>
<p>Well, it would have been pretty scary to buy KB Home at the 52-week low. But, I say it is kind of scary to buy KB Home <em>now</em>. If you think there is strength with this stock, then I say, at the very least, you've got to wait until it comes down before even thinking of buying. I just can't get myself to consider this homebuilder after seeing it miss estimates. Plus, we aren't out of the bad housing slump yet. The price action does give me pause, and I concede that you have to consider the effect of the discontinued operations on last year's earnings number. Still, it is my opinion that staying away from KB Home is best for now. The final decision, however, is yours. </p>

Investors are taking this news as a good sign for KBH. If you think that the stock won't fall by too much in the coming months, then now could be a good time to look at a bullish hedged trade on KBH.<br /><br />After hitting a one-year high of $44.51 last June, the stock hit a one-year low of $15.76 in January. KBH opened this morning at $18.21. So far today the stock has hit a low of $18.15 and a high of $19.07. As of 12:00, KBH is trading at $18.87, up 1.00 (5.6%). The chart for KBH looks bearish and steady, while <a href="http://www.iotogo.com/spoutlookonline" target="_blank">S&amp;P</a> gives the stock a negative 2 STARS (out of 5) sell rating.<br /><br />For a bullish hedged play on this stock, I would consider a July <a href="http://www.iotogo.com/HSCS" target="_blank">bull-put credit spread</a> below the $15 range. A bull-put credit spread is an options position that combines the purchase and sale of put options to hedge risk in case the stock doesn't do what you think but still leverage nice returns. For this particular trade, we will make an 11.1% return in just five weeks as long as KBH is above $15 at July expiration. KBH would have to fall by more than 20% before we would start to lose money. The company's quarterly numbers were dragged down by higher write-downs related to lower home prices. <a href="http://www.bloggingstocks.com/2008/03/27/lennar-len-beats-earnings-estimates/">Unlike</a> its competitor <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">Lennar Corp</a>. (NYSE: <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">LEN</a>), KB Home was not able to beat analysts' expectations, sending its shares down over 5% this morning.<br /><br />Including a charge of $223.9 million in write-downs, the residential home builder posted a quarterly loss of $268.2 million, or $3.47 per share, hurt by lower new home deliveries and orders. The company's quarterly numbers were also hurt by higher impairment charges. Analysts expected KB Home to show a quarterly loss of "only" $1.17 per share.<br /><br />The global crisis in the credit market put pressure on the home builder's revenue, which plunged 43% to $794.2 million. For this period, the slumping housing market and credit crisis came with a plunge of 75% for new home orders and with a drop of 57% for new home deliveries. <p><a href="http://www.bloomberg.com/apps/news?pid=20601087&amp;sid=aIg6JcBSO8Sw&amp;refer=home">According to</a> Bloomberg<em>, </em>"Builders in the U.S. broke ground on fewer houses in December, making the year's decline in homebuilding the worst in almost three decades, economists said before a report today."</p>
<p>Nothing new here, but the news will be more disturbing if early readings on January show the same thing. Some experts believe that housing prices could drop another 10% this year.</p>
<p>For investors this means that one or more of the weaker homebuilders may not make it to the end of the year. Firms like <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KB Home</a> (NYSE: <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KBH</a>) may have trouble with balance sheets. It is hard to imagine that everyone in the industry gets out alive.</p>

The company cited write-downs related to the sub-prime mortgage crisis in the earnings report. KBH Chief Executive Jeffery Metzger blamed continued "<a target="_blank" href="http://money.aol.com/news/articles/_a/kb-home-4q-loss-widens-on-tax-impairment/n20080108114609990018">challenging market conditions</a>" for the losses. If you think this stock won't be rising too far in the coming months, then it could be a good time to look at a bearish hedged play on KBH.<br /><br />After hitting a one-year high of $56.08 in February, the stock has hit a new one-year low today. This morning, KBH opened at $17.76. So far today the stock has hit a low of $16.67 and a high of $18.86. As of 2:00, KBH is trading at $17.53, down $0.95 (-5.1%). Meanwhile, in <a href="http://www.thestockadvisors.com/ccount/click.php?id=1287">The Internet Wealth Builder</a> she has found a stock that she likes within "the rubble of the U.S. housing market." The stock? <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KB Home</a> (NYSE: <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KBH</a>).</p>
<p>Edwards explains, "I'm not saying that the subprime issue isn't significant, but I do believe that it is now priced into the market. It appears that the worst is over for the Dow Jones Industrial Average as well." </p>
<p>A technician by trade, she points out that the market is drastically oversold and the index has traced out a multi-year inverted head and shoulders pattern. Based on this pattern, she notes, a minimum upside target of 14,500 should be expected. </p>
<p>Meanwhile, for those comfortable with an out-of-favor, contrarian play, she sees both fundamental and technical opportunity in the shares of KB Home, a Los Angeles-based builder of single-family homes. </p>
<p>She notes, "Given what's been happening in the U.S. housing market, it should come as no surprise that the current financials are poor. In fact, shares closed higher on the day the report was released, Wednesday, up $1.06 to $22.15.<br /><br />However, this is not to state that Toll Brothers merits possible inclusion to the typical investor's portfolio at this juncture. Toll Brothers management underscored during their conference call that visits to it developments have been "horrible," with traffic down substantially.<br /><br />Further, Toll's backlog of houses under contract and not sold at the end of Q3 was $3.7 billion, down 34% from a year ago. Because they are. The housing sector has been in the dumps for months now and yet only this morning did Citigroup downgrade stocks in the sector. Citigroup downgraded <a href="http://finance.aol.com/quotes/d-r-horton-inc/dhi/nys">D.R. Horton Inc</a> (NYSE: <a href="http://finance.aol.com/quotes/d-r-horton-inc/dhi/nys">DHI</a>), <a href="http://finance.aol.com/quotes/hovnanian-enterprises-inc-cl-a/hov/nys">Hovnanian Enterprises Inc</a> (NYSE: <a href="http://finance.aol.com/quotes/hovnanian-enterprises-inc-cl-a/hov/nys">HOV</a>), <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KB Home</a> (NYSE: <a href="http://finance.aol.com/quotes/kb-home/kbh/nys">KBH</a>), <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">Lennar Corporation</a> (NYSE: <a href="http://finance.aol.com/quotes/lennar-corporation/len/nys">LEN</a>), <a href="http://finance.aol.com/quotes/pulte-homes-inc/phm/nys">Pulte Homes Inc</a> (NYSE: <a href="http://finance.aol.com/quotes/pulte-homes-inc/phm/nys">PHM</a>), <a href="http://finance.aol.com/quotes/toll-brothers-inc/tol/nys">Toll Brothers Inc</a> (NYSE: <a href="http://finance.aol.com/quotes/toll-brothers-inc/tol/nys">TOL</a>) and <a href="http://finance.aol.com/quotes/the-ryland-group-inc/ryl/nys">The Ryland Group Inc</a> (NYSE: <a href="http://finance.aol.com/quotes/the-ryland-group-inc/ryl/nys">RYL</a>) to Hold from Buy as they believe "shares will remain range-bound through the rest of the year." <br /> <br />Let's recap:<br /> <br /><strong>KB Home:</strong> The company reported a second quarter loss and sales hit three-year lows. The loss was partly due to land value-related charges that highlighted the continued decay of the U.S. housing market. The company also said it was unable to provide investors with a full-year earnings forecast and couldn't say when they thought conditions would improve.<br /> <br /><strong>Lennar:</strong> Reported a Q2 loss. The company said market conditions had eroded so much that it's not trying to limit its losses for the year.<br /> <br /><strong>Pulte Homes:</strong> In response to the "challenging operating environment that continues to exist in the U.S. homebuilding industry," the company announced a restructuring plan designed to reduce costs and improve operating efficiencies in May.<br /> <br />Get the picture? Here's one more: <br /><br /><strong>Ryland Group:</strong> Reported a Q1 loss in April and said it wouldn't be able to provide new guidance due to the slump in the housing market.<br /> <br />See a pattern? Homebuilder after homebuilder, it's the same story -- company faces challenging housing market, company loses money, tries to regain profitability. You'd think Citigroup would have noticed. <br /> <br />Aside from the companies themselves, other firms and analysts have said their piece about the sector. March data showed sales of existing homes fell to a four-year low. In April, Census Bureau data showed there were 2.5 million vacant non-seasonal housing units for sale, way over many firms' predictions. Additionally, AG Edwards said on April 30th that "it is not a good time to buy shares yet." Standard &amp; Poor's said in May that they believed over a third of all U.S. homebuilders were "vulnerable to rating downgrades" in the midst of a "three-year downturn." <br /> <br />This is not news.
